Turnovers and stays

A turnover is everything between one guest leaving and the next arriving. REMI lines up the cleaner, reminds them, hands the home to your inspector and warns you if the next check-in is at risk.

How a turnover runs

Each property needs a turnover team. That is a primary cleaner and a primary inspector, with backups if you have them. After that, REMI runs every turnover the same way.

  1. A booking arrivesFrom your PMS, or one you add yourself. Changed dates re-plan everything below.
  2. REMI confirms a cleanerIt asks the primary cleaner, then the backups in order.
  3. Cleaning reminder, 24 hours before checkoutWith the checkout time, the next check-in and a clear warning when it's a same-day turnover.
  4. The cleaner says it's doneA plain "done" in the group is enough. Photos help. If the cleaning runs late, REMI tells you.
  5. The inspector takes overThey get a [Ready for Inspection] message with the cleaner's notes, then reply "All ready" or report what's wrong.
  6. Check-inIf the inspection isn't confirmed by 3:00 PM on arrival day, property time, REMI alerts you.

REMI[Reminder - Same-Day Turnover] Ana, please clean Lake House tomorrow, Fri Nov 7. The current guests check out at 11:00 AM ET and the next guests check in at 4:00 PM ET. After checkout, complete the cleaning and share photos when the property is ready.11:00
AnaGot it, I'll be there at 1111:14

Inspectors aren't asked to confirm ahead. They get a reminder 24 hours before check-in, then the handoff when the cleaning is done. REMI sends no cleaning or inspection reminders for a property until it has a primary cleaner and a primary inspector.

Cleaner confirmation

As soon as a new stay appears, even months ahead, REMI asks the primary cleaner if they can take the turnover. Stays that were already booked when you connected your PMS don't trigger an ask.

REMI[New Reservation] Cleaning availability - Lake House Ana, are you available for the cleaning after checkout on Friday, Nov 7, 11:00 AM ET? Reply yes or no. If you cannot make it or do not reply, I'll ask the next person.09:12
AnaYes09:30

Cleaners answer the way they normally would. A plain yes works, and on WhatsApp so does a thumbs up. "I can't do Tuesday but can come Thursday" counts as a yes for Thursday. If they say no, REMI moves straight to the first backup. If they don't answer, REMI follows up, then moves on. How fast depends on how close the cleaning is.

If everyone says no or stays quiet, the turnover shows Needs coverage, it appears under Needs you, and REMI messages you to ask who should take it. Reply with a name, or pick a cleaner from the Turnovers calendar.

Someone away?

When a team member tells REMI they'll be away, their time off shows on the calendar and REMI asks their backup instead.

Late checkout

Agreed to a later checkout? Tell REMI the new time in your chat or in the cleaner's group. REMI saves it, updates the cleaner and moves their reminder. Only the Primary Operator can do this.

  • It changes the time on the same day, not the date.
  • REMI won't accept a time that runs into the next guest's check-in.
  • REMI doesn't change your PMS. Update the booking there as well.

REMI confirms the new time and reminds you that your PMS still shows the old one.

The Turnovers calendar

One month of bookings, cleanings and inspections across your properties. Filter by property, and tap any day or item for details. Times are shown in each property's time zone.

Awaiting confirmation
REMI asked someone and is waiting for a yes or no.
Confirmed
Someone has the job.
Needs coverage
Nobody has said yes, and REMI has run out of people to ask.
Needs verification
Cleaning is done and the inspector hasn't confirmed yet.
Blocked
REMI couldn't continue, for example a message didn't deliver. The item says why and what to fix.
Completed
The cleaning is done.
Verified
The inspection is confirmed and the home is ready.

From an item you can:

  • Choose a different cleaner or inspector for that one turnover. They're assigned straight away, without an availability ask.
  • Mark the property ready for check-in yourself.
  • Send the inspector a reminder.
  • Report an issue, which opens a new work item for the property.
  • Record why an inspection didn't happen.

Adding your own reservations

For properties you added by hand, add stays on the property's page under Reservations. Stays from a PMS are managed in the PMS.

  1. Choose Add reservationEnter the guest's phone with country code and their name.
  2. Set arrival and departureTimes default to 3:00 PM check-in and 11:00 AM checkout.
  3. Pick a statusConfirmed schedules the turnover. Inquiry holds no dates and schedules nothing.

REMI won't save two confirmed stays that overlap. To cancel a stay, set its status to Cancelled. REMI then cancels the cleaning and inspection that only existed for it.

You can also add, change or cancel these stays from your private chat with REMI.

Mid-term stays

Set a property's rental type to Mid-term rental for stays of a month or more. The dashboard then shows move-in and move-out instead of check-in and checkout.

Residents of a mid-term property can join a guest group with you and REMI. When the group is linked to that one property, set up and not paused, REMI answers their everyday questions itself. It answers from the resident's own stay and from your Knowledge Base entries shared with guests. REMI uses those entries once the REMI team turns this on for your account. Anything REMI isn't sure about goes to you. When a resident reports a problem, REMI opens a work item and tells you.
